Included:  352 SF – Rough Framed-In Bonus Room – Floor Joists, Ceiling Rafters, Knee Walls, Door Frame, & Two Windows Installed.  Optional 224 SF Library Wing with vaulted ceiling & circle top window available. Ceiling height is 8’6” on the first floor and 8’ on the second floor.

FARMER’S PORCH: The porch is 30 FT x 6 FT and constructed of pressure treated wood with square balusters. It is purposely 2 FT shorter than the overall width of the home. This design element gives the facade more visual angles and greater curb appeal. Rails, posts & balusters can be upgraded to white vinyl if desired. The ceiling of the porch is finished with white vinyl. 

DECK: The deck is 12 FT x 12 FT and constructed of pressure treated wood with square balusters. Rails, posts & balusters can be upgraded to white vinyl if desired.

ROOFING: The roofing is Lifetime warranty, high definition/architectural shingles. Rakes, soffits and bird box returns incorporate a number of architectural features found in much larger homes. 

GARAGE & BONUS ROOM: The garage is oversized at 24 feet x 22 feet. The ceiling height is much higher than is usually found and the doors are 9 FT wide by 8 FT tall, large enough to accommodate most trucks and vans. A rough framed-in bonus room / 4th bedroom above the garage with a double window on the gable end is always included. The doorway to the bonus room, off the 2nd floor hallway, is framed for future use. 

MUDROOM AREA: The spacious mudroom area, off the kitchen and from the garage, features the entry into the 1/2 bathroom, laundry area and coat closet. The 1/2 bath/powder room, features a pedestal sink. Cabinets above the washer dryer area are standard. 

FOYER: As you enter through the front door and into the foyer, the hall is straight ahead and to the left are the stairs with oak treads, white poplar risers, oak rails and white balusters. The stairs have an open rail for 7 treads up. The front door is a Therma-tru Smooth Star Fiberglass with half glass. The foyer also features a coat closet. Walk straight through into the great room. The dining room, from the foyer, is through a large opening on the right. The dining room can also be accessed from the great room. 

DINING ROOM: Enter into the dining room from the either the great room or the foyer. The formal dining room features a chair rail, wainscoting, cased openings and a stepped or framed soffit ceiling. The two standard openings to the dining room are wide in keeping with an open floor concept. 

KITCHEN: The kitchen features a pantry, an island and is open to the great room so while prepping and cooking, you won’t be left out of the conversation. Our standard Wolf Classic cabinets are maple with your choice of finish, from honey, crimson, white and a dark sable color. There is pendant lighting over the island and sink, and recessed lighting in the great room. Appliances do not come with the home but if you’d like to include them in your mortgage, please tell us the amount and we can add it in as an allowance. 

GREAT ROOM: The great room is 16 feet wide and is open to the kitchen. There is a slider in the rear nearer to the kitchen that leads to a 12 FT x12 FT deck. At the rear of the great room are 3 large windows. A gas fireplace is optional. A wide variety of options are available to customize the fireplace with a surround, mantel and hearth; utilizing wood, cultured stone, marble, granite and tile. 

MASTER BEDROOM: The master bedroom suite is large and runs across the entire width of the home and part of the rear. It features a tray ceiling, additional shelving in the otherwise vacant space above the stairs, a large master bath with 6’ vanity, dual sinks and a large walk-in shower, and a walk-in closet. 

REAR BEDROOMS: The two rear bedrooms are as close to the same size as is possible at nearly 13’ wide by 10’. The difference between them is the closet on one of them bumps into the room. 

BONUS ROOM: The 16 FT x 22 FT bonus room is entered from the second floor hallway. It features a double window, and can be configured with a closet for a 4th bedroom. This room could also be used as an office or media room. 

WARRANTY: The warranty on the home is for one year from the date of completion on workmanship & materials.
